Transforming a For Sale by Owner Property to SOLD




I get it. Nobody really wants to pay real estate agent fees, so it's tempting to try to sell it yourself. Unfortunately, that usually results in the property sitting for months and months, with homeowners spending tons of time showing the home to unqualified buyers, and no results.


Let me share how I helped Justin sell his home in just 10 days.

Justin owned a small mobile home in Garden City. He had tried to sell it himself for a few weeks with no luck. He quickly discovered how much time it took to respond to inquiries and show the home, only to find the prospective buyers didn't even have the funds to purchase the home. Justin was getting married soon and wanted to sell the home so he could move on to his next chapter in life. Luckily, Justin's mom knew me from my store in Cameron Park, and gave me a call.


First I checked out Justin's listing on Facebook Marketplace. Three areas most "for sale by owner" listings miss the mark is with preparation, staging, and photos. It's simply not enough to take photos with your phone. Most of the time the rooms are cluttered, messy, over-decorated or under-decorated, the furniture is too big or outdated, and the photos are dark and have bad angles. Preparation and photos are absolutely key. That's why I personally stage all of my listings and closely supervise a professional photo shoot.


Now, I truly don't mean any disrespect toward Justin, and he's about as nice a person as they come, but to demonstrate my point, I'm including a few before and after photos.

I analyzed comparable homes in the area and determined the appropriate listing price. But because of the great staging and photos, I was able to bump up that price a little. You must price the home appropriately for it to sell, and a good real estate professional knows how to do that.


Another very important element of selling a home is making sure it's listed on the Multiple Listing Serivce (MLS). The MLS syndicates the listing to hundreds of websites, including Zillow, Redfin, Trulia, Homes, and many more. This ensures the home gets maximum exposure. Only a licensed real estate professional can list on the MLS. Many homeowners make the mistake of thinking it's enough just to list it on Zillow. That's literally one website, compared to hundreds. It's not enough.


I also cross-market on social media, including listing the property for sale on Facebook. That is especially effective with mobile homes, I've noticed.


As soon as the listing went live, we had multiple inquiries and qualified showings. I managed all of those inquiries and showings on Justin's behalf. We received two full-price, cash offers in just 10 days. Justin accepted one of the offers, and the home closed within two weeks. Justin was able to use the money toward his wedding and new home, and begin his next chapter of life with his new bride.
