Barry's 10-Month Saga


Barry had tried for eight months to sell his mobile home. I noticed this because I had just sold a mobile home in the same park in five days. I knew I could help Barry.


It can be very challenging convincing a homeowner to let me help, because many homeowners are intelligent, capable people who have lots of accomplishments under their belts, and they don't want to pay an agent to do what they think they can do.


But most people truly have no idea what's involved in selling a home. It can be extremely stressful and time-consuming, and the highly regulated paperwork is a nightmare. There's a lot at stake, and a lot can go wrong. Not to mention the myriad of personalities we have to deal with.


Some of the most common mistakes homeowners make are:

  1. Pricing too high

  2. Not preparing the home for sale

  3. Not staging the home

  4. Not hiring a professional photographer

  5. Not pre-qualifying home shoppers before showing the home

  6. Not understanding all the paperwork that's needed

  7. Thinking just putting it on Zillow is enough




Eventually, I convinced Barry to let me help. He didn't want staging initially, but I know the power of staging, and I persuaded him to let me stage it. After staging the home and having it professionally photographed, it looked awesome, and we got activity immediately.


We sold the home within six weeks of listing it. Six weeks with my help, compared to eight months trying on his own. Yes, you have to pay an agent in order to get those results. But weigh that against the cost of your time and energy, not to mention property taxes, utilities, lawn care, and in this case, monthly lot rent, plus the stress of owning a home you no longer want to own.


At the end of the day, it's a tough job, but I love helping people get results.
